I've been going through some VERY hard times in the past year. My moms in prison, my sis,me and my son live in her house. I'm takin care of evrythng. This is what hapend n da last 6mos.: mom in jail, dumpd by my b/f, sis had all 3 of cars impounded, my 98 civic stolen and totalled, not workn much, car wreck hurt my knee so i cant find a 2nd job (small town w/o many jobs), absolutely broke!! No money 4 bills bcuz of other debts, can't pay my moms house payments ($370/mo. %26amp; income mo: $1000.) No financial help (ie: no child support, medicaid, wic, food stamps, disability, loans, no NOTHING!!!) gonna lose moms house, and don't know what to do!!!! House mortgage with USDA-RHS(govt. loan) They say all I can do is refinance or sell!!! I have bad credit so I can't refinance %26amp; even if i could, the loan was moms, she made me power of attorney wn went 2 jail, but no legal papers signed,so I have no power @all!! I cant lose it %26amp; times run out for appeal or hearing!! N E 1 got idea or info ANYTHNG

Sorry, there's no magic words to help you out of this mess. You need to prioritize the problems and take them one at a time to help narrow it down so it doesn't overwhelm you.

First of all, you should priortize the bills you pay and the mortgage should be first on the list because its where you live and $370 a month is probably better than what you can do for rent. If somethings gotta give, it should be the other bills first. Call the bank/loan folks, explain the situation and try to work somethign out to get caught up - they aren't in the business of repossessing homes, its not profitable. The other creditors can't take the house if you don't pay them because it isn't yours anyway. If you end up bankrupt, it beats homeless by a longshot. You also should call all the creditors and tell them of the situation, sometimes they will reduce interest or what not rather than have you default. If that doesn't work, consider talking to a Credit Councellor, a reliable not for profit one, and they will help you figure it out. Sometimes they can get the bills reduced or get them to take a very small amount.

Secondly, your mom's in jail, not dead. So it NOT too late to get legal papers signed. It may take a bit of time, but you should make sure you get them, its important.

Third, your sister sounds very irresponsible, getting the cars impounded and what not. You should talk to her about being part of the solution not part of the problem, and get her to get a job herself and help out.

You should also be able to keep housing and keep eating in your current situation if you stop paying money to unecessary things, like cable/internet etc and just focut on the essentials you can't live without.

You may also be able to find a creative way to earn money, daycare outside of your work hours, odd jobs, etc. Make it known you need to earn some extra money. Small communities will often come together to help people out if they are willing to try and help themselves too.

did you walk to a lawyer? Go to a social worker os something and ask for help from a social worker who can get you a lawyer. you can file for bankruptcy perhaps to get the money problems alleviated. Otherwise you really got to pull yourlsef out of this - it would like a lot of reluctance on your own part brought this up.

Have your mom get you a power of attorney ASAP and put the house on the market. Sell most of the contents and use the money to get something a bit more affordable i.e.... a smaller house, a trailer, whatever, maybe even move somewhere where there are better jobs w/the proceeds of the sale. Tell your sister to get a job and help out or get out... why do you have to be responsible for her...she is obviously a grown woman if she has access to the vehicles. Good luck!
