HERE IS THE QUESTION HAD HURRICANE DESTROY HOME IN 2004. INSURANCE CO. DIDN'T GIVE US ENOUGH MONEY SO HAD TO MORTGAGE FIVE ACRE'S TO GET MANUFACTURED HOME, THEN MOTHER MOVE ON LAND AFTER SHE BOUGHT HER MANUFACTURED HOME THAT ONE IS PAID IN FULL, HAD TO GET A SECOND MORTGAGE WHEN SHE GOT IN TROUBLE WITH MONEY, PAYMENTS ARE 287.00 AN 317.00 A MONTH / I HAVE NO JOB AT MOMENT / NEED TO PAY THESE OFF / I AM 53. MOTHER IS 80. BAD CREDIT BUT OWN FIVE ACRE'S 49,000.00 IS LOAN PAY OFF . EVEN IF NEED TO SIGN PAPERS WHEN ME AN MOTHER PASS AWAY COMPANY CAN TAKE ALL. NEED NAME OF COMPANY AN NUMBER NEED HELP FAST PLEASE. LAND IS WORTH BETWEEN $150,000.00 AN $300,000.00

Sell the homes and land and payoff the mortgages. Dont let your credit go down the tubes...

I think you would be better off selling it all and getting out from under it . florida is hard on home owners . and with hurricanes even more so . But I do believe that you and your mother would be better off somewhere else and make a home somewhere else . You dont really want to live in florida right now with the property taxes and insurance mess. go to north carolina or tennesee you can get alot better house for less money . good luck.

Hard to decipher all this but it sounds like you have several loans, one on the 5 acres and a few on the manufactured homes. The land is worth way more than the various loans. If that is the case I'd simply go refinance the loan on the land and use the proceeds to pay off all the other loans. Bank won't mind that there are manufactured homes on the property. You could probably get more for the homes but it sounds like one loan on the land would be enough. Just go to a bank, explain everything and tell them you want one loan on the land for however much they will give you - they'll take it from there. You should be able to get a land loan for half the value, no problem (with decent credit) so if its worth 200K you should get 100K - it sounds like this is enough, but if not you may need to refi the loans on one or both of the manufactured homes.



As to who to use for this, I'd first try a smaller local bank. They are better about local loans. If they can't make the loan ask them if they know anyone who can.

i think if i was you i would put the whole think up for sale and get what you can to pay off the 1st 2nd and land and move to waycross ga!!!
